Not under Tenant Placement Only. We set you up to self-manage with best-practice tools. Need help later? Ask about à-la-carte support.
We strongly recommend the standard NC lease package with investor-friendly addenda for consistency and protection. We can incorporate reasonable owner policies as addenda.
Under TPO, you (the owner) typically hold deposits in accordance with NC law and your lease terms. We’ll outline the process and provide instructions.

We offer a 90-Day Replacement Guarantee. If an approved tenant vacates or is terminated for cause within the first 90 days of the lease start, TMG will re-market, screen, and place one replacement tenant at no additional placement fee.

 

What’s covered: non-payment, material lease violations, or an early move-out not caused by owner breach.
What’s not covered: owner-caused conditions (e.g., unresolved safety/maintenance issues), changes to screening criteria or lease terms after approval, misrepresented property info, or upgrades you elect (pro photos, premium ads), court/eviction costs, and make-ready repairs.
Notes: Guarantee applies when TMG’s pricing guidance, screening criteria, and lease package are used; one replacement per original placement and does not reset with the new tenant
